Our HVAC system failed last night. This morning we called Comfort Central and they dispatched a technician, Cameron, to check out our system. Cameron quickly diagnosed the problem and took corrective action — all before 11 am! Cameron was very professional and kept us advised on what he was doing and how to more efficiently use the system. Performed heating tune up service on gas furnace system checking all electrical components, performed full combustion analysis, cleaned all furnace components, treated drain lines. Everything looks and runs great!
Ultimate Heating Tune-Up Gas Heat: serviced and inspected gas heating system checking air flow, temperature rise, electrical, gas pressure, safeties, controls and limits, heat exchanger and venting. cleaned and checked system components to manufacturer specifications and performed combustion inspection. We missed the spring tuneup. Went ahead and did the fall maintenance under the previous contract. Basement unit had carbon monoxide above 575 ppm. Pulled burners, clean burners adjusted gas valve brought carbon monoxide down to 40 ppm. Looking into the heat exchanger all signs of rust which could lead to failure of heat exchanger.
Replacement of evaporator coil and tune up of both upstairs and downstairs systems
Performed AC cooling tune up service on both AC units and addressed condensate line concerns - recommended getting heating tune up done on downstairs furnace to see when furnace is actively working why there is condensation forming outside the flue. Otherwise both units appear to operate normally and their electrical components and refrigerant balance are within manufacturer's specifications.
Performed AC cooling tune ups on 3 AC systems checking all electrical components, refrigerant balance unit start up, operation, shutdown, cleaning of indoor and outdoor coils, and treatment of drains. Everything looks and runs great! All 3 systems were installed at the same time around 1999 and all 3 systems use R-22 refrigerant that was phased out in 2016, any issues with the refrigerant system could potentially cause end of life for any of the systems, at this time the refrigerant balance on all systems is within manufacturer's specifications and system is not showing any signs of failure.

Crawl space furnace should be replaced as it is old. Heat exchanger is rusty with possible crack or leak. CO was well over 100 ppm was able to adjust it to 60 however I did the same thing last year. Not sure how much longer this furnace will run safely

Checked all electrical components, safeties, pumps, performed full combustion analysis checking CO, CO2, O2, Gas pressure, Flue gas temperature, everything performing within manufacturers specifications. Flushed drain trap, treated condensate pump, exercised, oiled, and cycled all zone pumps. No recommended changes at this time.
